Boundary & Land Title Surveys
We provide the legal clarity you need to install fences, navigate real estate transactions or just simply showing where your property lines are.
Our services include Property Boundary, Record of Surveys, and ALTA/NSPS Land Title Surveys for commercial and residential requirements.
If you want to know more about how we conduct our boundary to locate property lines please see here.
Project: Hope Ranch
The Challenge: A homeowner in the historic Hope Ranch community was facing a property line dispute with a neighbor. The existing legal descriptions were based on an aging map from the 1950s, leading to uncertainty regarding the northern property boundary and a potential encroachment.
Our Solution: We performed an exhaustive record search and field investigation to recover original survey monuments. By reconciling the 1950s data with modern, high-precision measurements, we were able to definitively establish the true northern line.
The Result: We physically staked the property line, providing both parties with a clear, visible, and legally-defensible boundary. We are were legally obligated to place 2 monuments on their property line and file a Record of Survey.
Topographic Mapping
We utilize traditional Aerial Photogrammetry to give reliable and accurate large scale Topographic maps.
We send out our field team to collect on the ground topographic collection to make a carefully collected Topographic map.
Project: Oakland
The Challenge: A large-scale cargo port required a highly detailed topographic survey for facility management and expansion planning. The site presented significant logistical challenges for ground crews due to constant heavy machinery movement and limited access to secure areas.
Our Solution: Utilizing high-resolution aerial photogrammetry, we captured the entire facility from above. Our team then performed detailed feature extraction, digitizing the precise locations of cargo containers, transport roads, industrial cranes, and utility infrastructure.
The Result: We delivered a comprehensive, "intelligent" topographic map that captured every requested detail without interrupting port operations. The client received a precise digital twin of the facility, allowing for immediate use in their engineering and logistical software.
Construction Staking
We work along side building professionals and contractors to help make designs on paper into reality. We provide comprehensive construction surveying services. Our team supports construction projects by translating design information into precise field layout, staking improvements and features in accordance with approved plans, engineering documents, or contractor direction. Simply put, if an improvement can be designed or dimensioned, we can accurately position it on the ground to support construction.
Project: Lakeside
The Challenge: A high-end residential project featuring complex site design, including a large-scale swimming pool and multiple structural retaining walls requiring exact elevation and location control.
Our Solution: Terrascribe provided comprehensive survey support throughout the construction lifecycle. This included initial grading stakes, precise layout for retaining walls and the pool perimeter, and finishing concrete stakes to integrate to finished floor.
The Result: We completed a final "As-Built" survey to verify that all improvements were constructed according to the approved plans, providing the owner and contractors with confidence in the project's structural integrity and placement.
Laser Scanning
When precision is non-negotiable, we utilize ground-based laser scanners to capture millions of points with millimeter accuracy. This technology is ideal for "high-detail" mapping of built environments, where exact elevations of concrete, curbs, and accessible routes are critical for design and compliance.
Project: Rock Hill
The Challenge: A commercial client required a highly accurate topographic survey of an existing building and ADA ramps. The primary focus was on documenting "as-built" conditions of concrete curbs and handicap-accessible ramps to ensure they met strict slope and transition requirements.
Our Solution: We deployed a tripod-mounted laser scanner to capture the entire site in high-density 3D. This allowed us to extract exact elevations and line work for every curb, gutter, and handicap ramp with a level of detail that traditional survey methods cannot match.
The Result: We provided a comprehensive topographic map and 3D dataset that clearly identified concrete lines and ramp gradients. This gave the engineering team confidence to move forward with their plans and correct any ADA discrepancies.
