Project: Hope Ranch
Project Need: A homeowner in the historic Hope Ranch community was facing a property line dispute with a neighbor. The controlling legal descriptions relied on a subdivision map dating to the 1950s, creating uncertainty regarding the location of the northern property boundary and a possible encroachment.
Survey Approach: We conducted an extensive records search and field investigation, recovering original survey monuments and other relevant boundary evidence. By reconciling the historic record information with modern, high-precision field measurements, we established the location of the northern property line.
Outcome: We staked the property line in the field, providing both parties with a clear and legally defensible boundary determination. We set two property-line monuments and prepared and filed a Record of Survey documenting our findings.
Topographic Mapping
We prepare detailed topographic mapping using a combination of conventional field surveying, aerial photogrammetry, GNSS, robotic total stations, and laser scanning. The appropriate collection method is selected for each project based on site conditions, required detail, accuracy, schedule, and intended use.
Deliverables can include existing improvements, surface features, utilities visible from the surface, spot elevations, contours, orthophotography, point clouds, and digital terrain models prepared for engineering, architectural, and planning applications.
Project: Oakland
Project Need: A large-scale cargo port required a highly detailed topographic survey for facility management and expansion planning. The site presented significant logistical challenges for ground crews due to constant heavy machinery movement and limited access to secure areas.
Survey Approach: Utilizing high-resolution aerial photogrammetry, we captured the entire facility from above. Our team then performed detailed feature extraction, digitizing the precise locations of cargo containers, transport roads, industrial cranes, and utility infrastructure.
Outcome: We delivered detailed digital topographic mapping of the requested site features in formats compatible with the client’s engineering and facility-management workflows. The aerial collection approach allowed the work to be completed efficiently while minimizing disruption to active port operations.
Construction Staking
We work alongside building professionals and contractors to help make designs on paper into reality. We provide comprehensive construction surveying services. Our team supports construction projects by translating design information into precise field layout, staking improvements and features in accordance with approved plans, engineering documents, or contractor direction. Simply put, if an improvement can be designed or dimensioned, we can accurately position it on the ground to support construction.
Project: Lakeside
Project Need: A high-end residential project featuring complex site design, including a large-scale swimming pool and multiple structural retaining walls requiring exact elevation and location control.
Survey Approach: Terrascribe provided comprehensive survey support throughout construction. This included initial grading stakes, precise layout for retaining walls and the pool perimeter, and finishing concrete stakes to integrate to finished floor.
Outcome: We completed a final as-built survey documenting the location and elevation of the completed improvements. The resulting information allowed the owner, contractor, and design team to compare constructed conditions with the project plans and address any remaining discrepancies. .
Laser Scanning
Terrestrial laser scanning captures dense three-dimensional measurements of buildings, pavement, concrete, curbs, accessible routes, and other complex improvements. It is especially useful where designers need substantially more surface detail than is practical to collect using conventional point-by-point methods.
Project: Rock Hill
Project Need: A commercial client required a highly accurate topographic survey of an existing building and ADA ramps. The primary focus was on documenting "as-built" conditions of concrete curbs and handicap-accessible ramps to ensure they met strict slope and transition requirements.
Survey Approach: We deployed a tripod-mounted laser scanner to capture the entire site in high-density 3D. This allowed us to extract exact elevations and line work for every curb, gutter, and handicap ramp with a level of detail that traditional survey methods cannot match.
Outcome: We provided detailed topographic mapping and three-dimensional point-cloud data showing concrete edges, surface elevations, slopes, and transitions. This gave the engineering team the existing-condition information needed to evaluate the accessible routes and design appropriate improvements.
